Audubon Glenwood

60+/- acres located at the intersection of Highland Park Road and Audubon Avenue, in the Community of Glenwood, on the western outskirts of DeLand. The property consists of six (6), 10-acre contiguous lots, which were recently spun off of a 217-acre site that was purchased for development of large lot, single-family residences. The surrounding area is primarily a mixture of scattered large lot, single-family residences, undeveloped properties, and conservation land.

The largest vegetative component of the Audubon property, scrubby flatwoods, is an ecotonal community comprised of several scrub and other flatwood species, which tolerate the wetter and drier extremes of their respective habitats. The dominant tree within the scrubby flatwoods is slash pine. Generally longleaf and sand pine are naturally mixed within this habitat. The abundance of this slash pine in this habitat is probably a result of past forestry practices. To the south the scrubby flatwoods grades into wet flatwoods. The southwestern corner of the property is opposite an area of public lands - St. Johns River Water Management District and the Lake Woodruff National Wildlife Refuge.
